The Ground Under These Streets

Low, sandy ground

The suburb lies about six metres above the sea on sandy coastal soil a short walk from Bar Beach. When a Hunter storm dumps a month of rain in an hour, the older stormwater lines surcharge because there is little fall to move that water fast.

Grit in the joints

Between storms, fine sand washes into cracked collars on the earthenware sewers under the century-old cottages. A line that runs slow after wet weather is often carrying grit rather than roots, and clearing it blind wastes your money.

Old units on old cottages

Single-storey Federation homes built around 1909 to 1915 fill most of these blocks, and many still run hot water systems that should have been retired years ago. We quote for the cottage we are actually standing in, never for what the era usually suggests.

How the Price Gets Set

What moves the figure on a job here:

  • Access to the fault, including tight side passages between cottages and under-floor runs
  • Pipe material, because earthenware needs gentler handling than PVC
  • Whether the line carries sand or roots, which changes the clearing method
  • After-hours attendance, which is quoted differently to daytime work

Questions From the Cottages

Can sand from the coastal soil block a drain here?

Yes. The sandy coastal ground moves grit into every open joint on the old earthenware runs, and a slow drain after rough weather often means sand, not roots. We clear the line and camera it so you see exactly what sits in the pipe before repairs get discussed.

Do you replace hot water units in the older Federation cottages?

Yes. The cottages built around 1909 to 1915 make up most of this suburb, and plenty of their hot water units are long past their service life. We quote the swap up front and can leave a temporary tank running so the shower stays hot while the new system arrives.
