A Postwar Pocket With Postwar Pipes

Highfields is a small residential pocket, among the smallest in Lake Macquarie. At the last census it held 329 dwellings, 97 per cent of them separate houses, built mostly through the 1940s to 1960s in brick veneer, fibro and weatherboard.

That vintage sets the jobs:

Steel supply lines

Plenty of the first galvanised pipe is still in the ground across this compact grid, close to fully choked, and services are being switched from steel to copper one street at a time.

Houses never re-piped

Homes along Highfields Parade and Hillcrest Parade that still run original galvanised are the ones most likely to show pressure drops, weeping joints and bursts at weakened threads.

Slope and roots

The elevated blocks drop towards the old Fernleigh rail cutting, so falls need managing on both sewer and stormwater, while the vegetated corridor keeps roots probing the older sewer joints.

What Wears Out First Here

Tanks past their years

The tightly-held housing means plenty of homes that have changed hands only once or twice still run hot water units that should have been swapped long ago. Tanks still in their first spot, jammed into narrow side passages, are awkward to get at, and when one quits without warning we can swap it like-for-like and keep the disruption short.

Storms on the ridge

This breezy, elevated pocket averages 1,128 millimetres of rain a year, and short, sharp storms off the coast swamp the ageing street pits in this small grid before the water finds the cutting. The gullies at the bottom, where the streets fall toward the corridor, surcharge first, so a pit that floods every decent downpour usually needs clearing, not replacing.

Renovation-era flexi hoses

The flexible connectors fitted through years of updates are now reaching the age when they fail, and a burst hose can flood a sub-floor on a sloping block fast.

Two Questions From These Streets

Do you clear tree roots from the older drains near the Fernleigh Track?

Yes. The rail-trail vegetation and the verge trees feed roots into the 1950s-era earthenware joints all through this pocket, and root chokes in those joints are a known problem on these streets. We clear the line, then camera it so you can see whether the pipe needs more than a clear.

Can you replace a hot water tank in a tight side passage?

Often, yes. Plenty of tanks here sit in their original position, squeezed down narrow side access on the postwar blocks, and long-term owners have held onto units well past their years. We measure the space, quote the swap, and can arrange a temporary tank while the new one arrives.
